How much does a kitchen extension cost in London?
From projects we priced in August 2026, all ex VAT: the extension itself starts at around £80,000 for building the new space, roughly £2,400 per square metre, with £2,400 to £2,800 per square metre a realistic inner London range for new above ground space at a high standard. The kitchen fit out is priced separately: a kitchen diner refit starts from around £27,000 before appliance upgrades beyond the agreed specification. A two storey side return we priced recently, adding a kitchen extension with a bedroom and shower room above, came to around £188,000. Because the building work and the kitchen are two different decisions, the instant estimator prices yours from your own description rather than quoting an average. How long the work takes
An open-plan kitchen extension typically takes around three to six months, covering planning, construction and finishing, depending on the scale and complexity of the scheme.
Planning permission
