Design & build in Covent Garden

MVV is a design and build contractor working on homes and commercial spaces in Covent Garden, across WC2E and WC2H. We design and build refurbishments and fit-outs with one team responsible for the whole project, which is invaluable in one of the busiest parts of central London. Covent Garden mixes historic streets, former warehouses and townhouses with theatres, restaurants and shops, and many homes are flats above or between them. Building here means working within tight sites, strict controls and a neighbourhood that never really sleeps.

Covent Garden's buildings and what they need

The area's buildings range from seventeenth and eighteenth-century townhouses to Victorian warehouses and industrial buildings around Seven Dials and Long Acre, many now converted into apartments. Flats are often characterful, with exposed brick, timber beams and large windows, but can suffer from noise, awkward layouts and dated services.

Typical projects improve sound insulation, rework layouts, renew kitchens and bathrooms and upgrade heating, ventilation and electrics, while keeping the industrial or period features that make these homes distinctive.

Planning and mixed-use buildings

Covent Garden is largely within the City of Westminster, with a part in Camden, and is protected by conservation areas, with many listed buildings. Works to listed buildings need listed building consent, and alterations to shopfronts, facades and roofs are closely controlled.

In mixed-use buildings, fire separation, acoustic performance and access between commercial and residential floors must be designed carefully, and freeholders usually need to approve any works. We plan all of this into the design stage.

The projects we take on in WC2

Our work in Covent Garden includes refurbishing apartments and warehouse conversions, restoring period interiors, and fitting out restaurants, bars and commercial units. Bespoke joinery helps make the most of compact central London homes.

Delivery windows, pedestrian streets and neighbours on every side mean logistics are planned in detail, and we agree arrangements with the council and building management before work starts.

Hospitality and commercial experience

Our hospitality work includes Kiez on Golborne Road, a thirty-cover restaurant fitted out end to end on a ten-week programme, Enoteca Rosso on Kensington High Street, where a two-storey former bank became a restaurant with its original mosaic floor restored, and the refurbishment of a former Michelin-starred venue on Baker Street.

The MVV approach

MVV brings design and construction under one contract, with a team of 35 designers, builders and project managers and an office in Chiswick. We carry £10M public and employers' liability cover and work across residential, commercial and hospitality projects.

What we do in Covent Garden

Frequently asked questions

Can you soundproof a flat in Covent Garden?
We can significantly improve acoustic performance with measures such as upgraded floors and ceilings, independent wall linings and acoustic secondary glazing, chosen to suit the building and any listed status. Design comes first, so the right measures go in the right places.
Do you fit out restaurants and bars in central London?
Yes. We deliver hospitality fit-outs, including kitchens, bars, servery, lighting and sound, alongside residential work. Kiez and Enoteca Rosso are two recent examples.
Do I need consent to alter a warehouse apartment?
You will usually need the freeholder's licence to alter, and listed building consent if the building is listed. External changes need planning permission. We confirm the approvals needed at the start.
How do you manage deliveries in pedestrian areas?
We work within the council's loading rules and time windows, plan deliveries in advance, and coordinate with building management and neighbours so the site runs safely and smoothly.
How long does an apartment refurbishment take?
It depends on the size and scope of the work and on any consents. We set out a realistic programme in your proposal and manage it with one team.
