Design & build in St John's Wood

MVV is a design and build contractor working on homes across St John's Wood and the wider NW8 area. We take extensions, lower ground floors, loft conversions and full refurbishments from first sketch to final finish with one accountable team, so the people who design your home are the same people who build it. St John's Wood is one of London's most established residential neighbourhoods, known for its detached and semi-detached villas, leafy avenues and generous mansion flats within walking distance of Regent's Park. Homes here are often substantial and full of period character, and the projects they inspire tend to be ambitious. We plan them carefully and deliver them to the standard the area expects.

St John's Wood homes and what they need

Much of St John's Wood was laid out in the nineteenth century as a suburb of villas set in their own gardens, a pattern that still defines streets such as Hamilton Terrace and Carlton Hill. Alongside the villas sit terraces, mews and a good number of mansion blocks, particularly towards Prince Albert Road and Abbey Road.

The houses are generous, but many were built for a different way of living. Owners typically want a kitchen and family room that opens onto the garden, larger principal suites with dressing rooms, better storage and modern heating, electrics and insulation. The fabric often needs care too: original timber floors, lime-based masonry and period joinery respond best to repair rather than replacement.

Planning, conservation and the local estates

Most of St John's Wood falls within the City of Westminster, with a smaller part in Camden, and much of it is covered by conservation area designations. That shapes what can be done to roofs, frontages and garden elevations, and it makes careful, well-reasoned design especially important.

Many properties are also subject to the covenants of long-established estates, such as the Eyre Estate, which may need to approve alterations separately from the council. Basements are common in the area but are controlled by Westminster's basement policy, and almost every project on a shared wall involves the Party Wall Act. We map out every approval your project needs at the design stage, so the programme reflects them from the start.

The projects we take on in NW8

In St John's Wood we are most often asked for rear and side extensions that open a house to its garden, lower ground floor and basement schemes where policy allows, reconfigured upper floors with new bathrooms and dressing rooms, and full refurbishments of villas and mansion flats. Bespoke joinery plays a big part, from libraries and media walls to fitted wardrobes that suit tall period rooms.

For mansion flats, the work is about making the most of generous proportions while working within the freeholder's rules on hours, noise and the protection of common parts.

Nearby work in Hampstead and Belsize Park

Close by in Hampstead, we designed and built a 150 square metre apartment on Redington Avenue, creating an open-plan living and kitchen area with a custom sliding door for optional separation, a bespoke kitchen, a seating area in the bow windows and mood lighting throughout. In Belsize Park, on Eton Lane, we refurbished a two-bedroom, two-bathroom flat with new bathrooms, upgraded electrical and plumbing systems, new flooring and a fully redesigned kitchen.

Both projects reflect the kind of considered, detail-led work that suits the homes of St John's Wood.

Frequently asked questions

Can I build a basement under my St John's Wood home?
Often yes, but basements in St John's Wood are controlled by Westminster's basement policy, and conservation area status, estate covenants, structural engineering and party wall agreements all come into play. We assess what your property and its location allow before any design work is committed, so you know early whether a basement is realistic.
Will the estate freeholder need to approve my plans?
It depends on your title. Many NW8 properties are subject to estate covenants or are held on long leases, which can require a separate consent or licence for alterations in addition to planning permission. We prepare the drawings and information estates typically ask for and build their approval into the programme.
Can you extend a period villa without losing its character?
Yes. The best extensions in St John's Wood respond to the proportions and materials of the original house, whether they are traditional in style or deliberately contemporary. We design around the building's character and the conservation area guidance, which also gives a planning application the strongest footing.
Do you work on mansion flats in NW8?
Yes. We refurbish mansion flats as well as houses. That involves working with managing agents and freeholders on licences, working hours, deliveries, lift use and protection of the common parts, all of which we plan before work begins.
How long does a full refurbishment take in St John's Wood?
It depends on the size of the home, the scope and the consents required, and larger villas with extensions or lower ground floors take longer. We set out a realistic programme in your proposal and keep it under one team's control once work starts.
