How much does a new kitchen cost in London in 2026? Fitted prices at four levels

A new kitchen in London costs £36,100 to £44,900 fitted at a Standard finish, including VAT: £30,600 to £35,400 for the builder's work of a full refit and £5,500 to £9,500 for the units, worktops, five appliances, sink and tap. At Budget it comes to £33,900 to £41,300, at Medium £39,500 to £53,600 and at High £56,300 to £93,500.
The building work is the band our free estimate gives for a kitchen refit, £25,500 to £29,500 before VAT at Standard, from typical London jobs priced on our estimator in September 2026, with the products supplied by you and fitted. The products are what our second fix calculator gives for the kitchen of a typical three bedroom home, supply only and before delivery, at prices checked in September 2026.
The total adds 20% VAT to the building work, then the products. The two can overlap a little, as the Medium and High worktops come templated and fitted, so the true total may sit slightly lower. It is an indicative benchmark, not a quote.
What does a new kitchen cost in London, fitted?
Fitted, including VAT, best case to worst case, for a full refit with the kitchen of a typical three bedroom home:
- Budget: £33,900 to £41,300
- Standard: £36,100 to £44,900
- Medium: £39,500 to £53,600
- High: £56,300 to £93,500
Each is the building work at the free estimate's Standard finish, £30,600 to £35,400 with VAT, plus the products at that level: £3,300 to £5,900 at Budget, £5,500 to £9,500 at Standard, £8,900 to £18,200 at Medium and £25,700 to £58,100 at High. The free estimate has two more finishes for the building work, Essential at £20,500 to £23,500 before VAT and High at £28,000 to £32,500, so the whole range runs from £27,900 for a Budget kitchen on Essential building work to £97,100 for a High kitchen on High.
At Budget and Standard the building work is about four fifths of the bill or more, and only at High can the products cost more than the work.
What does the builder's work include?
In the free estimate, a kitchen renovation is the builder's work of a full refit. Its published example, an existing kitchen diner of about 42 m² at around £27,000 before VAT, ran from the strip out, services and plastering to the floor laying and decoration, with the units, worktops and appliances supplied by you and fitted, and the floor boards supplied by you and laid. The kitchen at the top of this page is in one of six flats MVV delivered at 306 Fulham Road, SW10, each with a fully fitted kitchen in an open plan living and dining room.
The band is calibrated to inner west London: Fulham, Chelsea and Wandsworth. Prime central projects often price 8 to 25 percent above it, and outer London commonly 10 to 20 percent below. The products are UK suppliers' prices, not London ones.

What moves the cost of the building work?
The band refits a kitchen where it is. Five things move it most:
- Moving the kitchen: in another room it needs new runs of water, waste, gas and power.
- Structural openings: taking down a load bearing wall to make a kitchen diner is priced on top. Its beam is engineered, building control signs it off, and a beam cut into a party wall needs a party wall notice. A kitchen extension is a different project again.
- Services: whether the old wiring, pipes and heating can serve the new kitchen, or must be renewed first.
- Making good: what is found behind the old units and under the floor is priced when it is found.
- The size of the room: the band is a kitchen diner's, about 42 m². A small galley kitchen has less to plaster, floor and paint, and a large open plan room more. The free estimate does not ask the size; a quote measures it.
At Redington Avenue in Hampstead, the design and build of a 150 m² apartment created an open plan living and kitchen area, with a custom sliding door to close it off and a bespoke kitchen, in 5 months.

What does kitchen fitting cost in London?
Fitting a kitchen, assembling and installing the units, worktops and appliances, is one part of a refit's builder's work, so we do not publish a labour only rate or a price per unit. It comes at second fix, after the strip out, the first fix and the plastering; see our guide to the order of works. A fitter who only installs units in a room already prepared is a smaller job, priced by the fitter. Quartz and stone worktops are the exception: the stone supplier templates them from the fitted units, then cuts and fits them, so that fitting is in their price.
What do kitchen units cost?
The products figures are the calculator's total with only the kitchen ticked: its Kitchen row, rounded to £100, the same row as in a full strip out. Each range runs from every part at the low end of its level to the top plus 10%, for rising prices and buying whole packs; the part prices below are before that 10%.
Units are the largest part, and the hardest to compare, as every maker prices its own layout. So our research priced one fixed plan of 13 cabinets, maker by maker: seven base and six wall units, about 6 m of base run and 4 m of wall units, with plinth, end panels, cornice, 22 handles and every hinge and drawer part.
- Budget, £1,900 to £3,000: flat pack units with foil or melamine doors. The plan came to £1,892 in B&Q's GoodHome Elcot, £2,354 in IKEA METOD and £2,432 in Wickes Lifestyle.
- Standard, £2,700 to £4,200: factory built rigid units, or the better self assembly ranges, with soft close pan drawers: £2,767 in DIY Kitchens' Dalby, £2,796 in B&Q's GoodHome Alpinia and about £4,070 in Magnet's Tatton, pre-built.
- Medium, £3,400 to £8,000: painted shaker or true handleless rigid units with deep pan drawers: £3,438 in DIY Kitchens' Clayton and about £7,935 in Magnet's Ludlow, pre-built.
- High, £13,500 to £30,000: handmade or bespoke cabinetry, hand painted, with dovetailed oak drawers. deVOL's Shaker came to £13,527, priced cupboard by cupboard; Neptune's own calculator gives £22,000 for a medium Suffolk kitchen without installation; Pluck's cabinetry starts from £30,000.
DIY Kitchens' prices had 20% VAT added, and Magnet's were scaled from its 12 unit layout. The High figures are makers' guide prices, not quotes, so the calculator marks them as less certain.

What do kitchen worktops cost?
The same kitchen has about 6 m of worktop with its upstands, about 4.3 m² in stone.
- Budget, £200 to £450: laminate.
- Standard, £450 to £1,100: quartz effect laminate or solid oak. Worktop Express sells a 3 m length of white quartz effect laminate for £149.
- Medium, £1,700 to £3,000: engineered quartz. DIY Kitchens' Calacatta Claro quartz costs £342.53 a square metre, templated and installed, with VAT.
- High, £3,500 to £7,000: premium stone.
Quartz and stone cannot be bought supply only, so the Medium and High figures include templating and fitting.
What do kitchen appliances cost?
Five appliances: an oven, a hob, an extractor, a fridge freezer and a dishwasher.
- Budget, £1,050 to £1,600: entry level Beko, Hotpoint or IKEA.
- Standard, £2,000 to £2,700: Bosch, AEG or Zanussi. A Bosch Series 4 pyrolytic single oven costs £479 at Appliance City.
- Medium, £3,200 to £4,500: integrated Neff, Siemens or Bosch. Neff's N70 Slide and Hide single oven costs £899 at John Lewis.
- High, £7,000 to £13,000: Miele or Fisher & Paykel. Fisher & Paykel's 80 cm integrated French style fridge freezer costs £4,295 on its own at Appliance City.
Gaggenau, Wolf and Sub-Zero publish no UK prices and sit above the High band.
What do the sink, tap and washing machine cost?
One sink and tap: £110 to £250 at Budget for a stainless steel sink and simple mixer (Screwfix sells a Carysil one and a half bowl inset sink, with its tap and waste, for £119.99), £300 to £600 at Standard for a Franke sink and tap, £600 to £1,000 at Medium for an undermount sink with a pull out spray tap, and £1,700 to £2,800 at High for a Quooker boiling water tap over an undermount or fireclay sink.
Where the washing machine lives in the kitchen, as in many London flats, the calculator adds one: £260 to £330 at Budget, £500 to £650 at Standard, £700 to £800 at Medium for a fully integrated machine, and £1,000 to £1,500 at High for a freestanding Miele W1, as Miele sells no fully integrated machine in the UK. With it, the Standard products come to £6,000 to £10,200.
Does a bigger kitchen cost more?
The calculator sizes the kitchen by the bedrooms: about 4 m of base units and worktop for a one bed flat, 6 m for three bedrooms and 8.5 m for five or more. An island takes any kitchen to about 10 m. Only the units and worktops scale; the appliances, sink, tap and any washing machine do not. At Standard the products come to £4,500 to £7,700 for one bedroom, £5,000 to £8,600 for two, £5,500 to £9,500 for three, £6,100 to £10,700 for four, £6,700 to £11,800 for five or more and £7,700 to £13,600 with an island. At High they run from £20,600 to £45,900 for one bedroom to £37,600 to £86,600 with an island.

- Not as a full refit with building work in London, on our figures. The builder's work alone starts at £20,500 before VAT at the free estimate's Essential finish, £24,600 with VAT, and with Budget products the fitted total starts at £27,900. £20,000 does cover the products alone at every level but High: £3,300 to £5,900 at Budget, £5,500 to £9,500 at Standard and £8,900 to £18,200 at Medium. A smaller job, new units in the same places with the services, walls and floor left as they are, costs less than a full refit, and a quote prices it.
- How much does a typical Howdens kitchen cost?
- We cannot say, and we will not guess. Howdens sells to trade customers, such as builders and kitchen fitters, who supply and fit its kitchens, and it publishes no prices, so our research in September 2026 could not price one. What you pay for a Howdens kitchen is set in your builder's or fitter's quote. Ask for the units, worktops and appliances as lines of their own, and compare them with the four levels in this guide, which are priced at suppliers that sell to the public.
- How much does it cost to fit a kitchen in London?
