How it works
Your home’s size and rooms become quantities by fixed rules: the floor less the tiled rooms, plus 10% for cutting; skirting from the perimeter of each room; one door set per room and cupboard, with fire doors where the Building Regulations usually ask for them; a set number of sockets per room. Each quantity is priced at the low and the high end of your finish, from products at UK suppliers and, for bespoke kitchens, the makers’ published guide prices, checked in September 2026. The best case uses the low end; the worst case the high end, plus 10% for prices rising before you buy, and for buying whole packs, tins and lengths. Whoever does the work, these are the main materials it takes, apart from those listed here.
Planning structural work as well?
The free estimate is a separate tool for whole projects, such as an extension, a loft conversion or a refurbishment. Its range already includes their finishes, so the two are not added together.
