Compliance is decided on site, not in the application. The Building Safety Regulator's own reporting already records cases where its inspections found building work that did not follow the agreed design, and required remedial work. Build the approved design, not the remembered one

The single most common failure is drift: the site works from superseded drawings, a detail gets simplified in the doing, a dimension moves to suit a duct. In an ordinary building this creates snags; in a higher-risk building it creates unlawful work, because the approval is for a specific design and departures belong in the change control regime before they happen. The discipline is unglamorous: one current drawing set, version-controlled, on every device on site; a rule that nobody improvises a regulated detail; and a change process fast enough that following it is easier than dodging it.

Product substitution is a decision, not a default

Half of fire compliance lives in the products: the specified door, the tested damper, the certified sealant system. On a live site, substitution pressure is constant, a product is on back order, a merchant offers an equivalent, a subcontractor prefers the brand he knows. In this regime, equivalent is a claim that needs evidence: the substitute must be assessed against the specification, approved through the project's change discipline where it matters, and recorded with its certification. A cheaper collar that was never tested with your pipe type and wall build-up is not a saving, it is a defect with a delivery note.

The trades that carry the fire strategy

Fire-stopping, fire doors and dampers are where the fire strategy becomes physical, and they reward specialist hands:

  • Use trained, certificated installers for fire-stopping and fire doors, and keep their certificates in the project record.
  • Photograph every penetration seal before it is closed up, labelled to location and product.
  • Fit dampers to the manufacturer's installation details, with access provided for testing, a damper that cannot be reached cannot be maintained.
  • Protect installed fire products through the rest of the build; a certified doorset planed down to fit is no longer a certified doorset.

Records as you build, not archaeology at the end

The golden thread is assembled by doing. On a well-run site that means as-built markups kept weekly, product data and certificates filed the day materials arrive, photographic evidence of everything that will be concealed, and a change log that is current on any given Friday.
