Fire-Rated Products: Doors, Dampers and Fire-Stopping

Every residential building above a couple of storeys is designed as a set of fire-resisting boxes: flats, stair cores, service risers, corridors. The idea is simple and old, contain a fire where it starts long enough for people to leave and firefighters to arrive. Everything in this guide exists to keep those boxes sealed where the design says they must be, and every product in it fails silently when specified loosely or installed casually.
Fire doors are systems, not slabs
A fire door rating, FD30 or FD60 for 30 or 60 minutes of fire resistance, belongs to a tested doorset: leaf, frame, intumescent strips that expand in heat, smoke seals, hinges, closer and ironmongery, performing together as tested. Change one element casually and the rating is a guess. The details that decide real performance are mundane: gaps at the leaf edge within tolerance, the certified closer actually closing the door onto its seals, no unprotected voids behind the frame. In blocks of flats, the flat entrance door is the classic case, typically a smoke-sealed FD30S doorset with a self-closer, and replacing one is not a trip to a joinery catalogue, it is the purchase of a certificated doorset with its evidence.
Fire dampers: where the compartment line crosses the ductwork
Ventilation does not respect compartment walls, so wherever a duct passes through one, a damper restores the line. A fire damper closes when heat arrives; a combined fire and smoke damper also closes against cold smoke on detection, which is what modern residential systems generally demand. Three things separate a compliant damper from a liability: it is the right type for the duty, it is installed exactly to the manufacturer's tested detail at the line of the compartment wall, and it can be reached, because a damper without an access panel cannot be inspected, tested or reset, and an untestable damper is a failure with a delay on it.
Fire-stopping: the unglamorous hero
Every pipe, cable tray and conduit that penetrates a compartment wall or floor punches a hole in the fire plan, and fire-stopping is the trade that seals the holes: intumescent collars and wraps for plastic pipes that soften and collapse, fire batts and mastics for mixed services, tested devices for the awkward cases. The governing rule is that systems are tested as combinations, this seal, with this service, in this wall build-up, so the right product is the one whose test evidence matches your actual penetration, not the one on the van. It is also the trade most often ruined after installation, by the next contractor drilling through a finished seal, which is why good sites photograph, label and protect every penetration.
Certification and the paper trail
In a regulated building the product is only half the purchase; the other half is its evidence. Third-party certificated products and installers, retained test and classification documents, delivery records that tie the installed item to its certificate, photographs before close-up: this is the material that flows into the building's golden thread and, in a higher-risk building, into the evidence the regulator inspects against. When a substitution is proposed, and it always is, the question is never whether the alternative is roughly similar; it is whether its test evidence covers your exact application, and whether the change has been through the project's change discipline.
Who decides the ratings, and who proves them
The ratings themselves come from the fire strategy: the fire engineer determines what resistance each line in the building must achieve. The contractor's job is the other half, building those lines with products whose evidence matches and proving it in the record.
